Chapter 10 has the awning and retractable screen price tables, plus the questions to ask about wind ratings. Get the free New Jersey window treatment buyer’s guide.

What moves the price

  • Size. Width and projection set the base price.
  • Fabric grade. Ask for the grade in writing so you can compare two quotes.
  • Wind sensors. An option, and it changes the total.
  • Motor options. A motorized arm awning extends from the house wall over the patio and folds away when you do not need it.
  • Add-ons. A drop screen adds cost at the top of the range.

Awning, umbrella or pergola?

An awning attaches to the house wall and suits a patio or deck next to the house. If your space is a free-standing table or a pool deck, a cantilever umbrella may fit better, and a pergola is the choice for a permanent outdoor room. We compare all three, with prices, in our awning vs pergola vs cantilever umbrella guide.

Questions to ask before you sign

  • Who makes the awning, and what is the fabric grade?
  • What is the wind rating, in writing?
  • Is the price product only, or does it include installation?
  • Does the quote include a wind sensor, remote or drop screen?
  • What is the lead time?

We work with Sunpro, Eclipse, Shadowspec and Pentagon outdoor lines. See our outdoor shading solutions and exterior patio shades pages, and our earlier posts on patio awnings in New Jersey and retractable awnings vs exterior shades.

Measuring and installation

A designer measures the wall width you want to cover and the projection you want, and checks the mounting surface. Custom products are made to those numbers, so a wrong measurement means a remake. Installers then mount and test the awning. Installation is a separate line on your quote.

Awning or retractable screen?

An awning covers space overhead, and a screen covers a vertical opening. Many patios use one or the other, and some use both. Screens ran from $328 to $934 per exterior roller shade on our jobs, and large screens cost more. See our retractable screen price guide for the figures.

When to start

Searches for outdoor shade climb from March through July. If you want an awning in place for summer, start with a measurement and a written quote in winter, and ask each dealer for the lead time in writing.

Retractable awning questions

How much does a 12 by 10 foot retractable awning cost?

On our recent New Jersey jobs, a 12 by 10 foot awning ran $3,889 to $4,106 for the product. Installation is billed separately.

Does the price include installation?

No. The figures on this page are product only. Ask every dealer to show installation as its own line, so you can compare quotes size for size.

What size awning do I need?

Two numbers set the size: the width of wall you want to cover, and how far out you want the shade to reach. Those are the width and projection in the table above. A designer measures both at your home.

What happens to a retractable awning in wind?

You retract it. A wind sensor is an option that can close the awning for you, and it changes the price. Ask each dealer for the manufacturer, fabric grade and wind rating in writing.
